1. Service Description

DeedSure is an AI-powered property title intelligence platform operated by Oris Intelligence Private Limited as part of the ORIS Ecosystem. The Service analyses property documents uploaded by users, extracts structured data using artificial intelligence, reconstructs chains of title, detects anomalies, computes risk scores, and generates Title Intelligence Reports.

DeedSure generates Title Intelligence Reports. These reports are NOT legal opinions, title certificates, title guarantees, or title insurance. Reports are analytical tools designed to assist qualified legal professionals in their due diligence. Users must consult a qualified advocate before making property transaction decisions based on DeedSure reports.

2. Eligibility and Accounts

The Service is available to individuals and organisations registered through ORIS Identity. You must be at least 18 years of age and legally competent to enter into contracts under Indian law. You are responsible for maintaining the security of your account credentials and for all activities conducted under your account.

3. Acceptable Use

You agree to:

  • Upload only documents that you have legal authority to analyse.
  • Not use the Service for fraudulent purposes or to facilitate illegal property transactions.
  • Not attempt to reverse-engineer the AI models, prompts, or extraction algorithms.
  • Not circumvent rate limits, access controls, or tenant isolation mechanisms.
  • Comply with all applicable Indian laws, including the Registration Act 1908, Transfer of Property Act 1882, and Digital Personal Data Protection Act 2023.

4. Pricing and Payment

DeedSure operates on per-report pricing across five tiers: BASIC (₹1,999), STANDARD (₹4,999), COMPREHENSIVE (₹7,999), ENTERPRISE (₹11,999), and CLAIRVOYIS (₹14,999). Prices are in Indian Rupees and exclusive of applicable taxes (GST at 18%). Payment is processed through the ORIS billing platform.

Reports are delivered upon payment confirmation. Refunds are available within 7 days if the report contains material processing errors attributable to the platform.

5. Intellectual Property

The DeedSure platform, including its AI models, extraction prompts, anomaly detection rules, and user interface, is the intellectual property of Oris Intelligence Private Limited. You retain ownership of all documents you upload and data derived from your documents. Generated reports are licensed for your use and may be shared with third parties at your discretion.

6. Disclaimer of Warranties

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. DEEDSURE DOES NOT WARRANT THAT:

  • AI extraction will be 100% accurate for all documents.
  • All property risks will be identified by the anomaly detection system.
  • Title Intelligence Reports are exhaustive or substitute for professional legal advice.
  • Government records accessed or referenced are current, complete, or accurate.

Every report includes a coverage disclaimer specifying what was and was not analysed. Users are responsible for independent verification of critical findings.

7. Limitation of Liability

To the maximum extent permitted by Indian law, DeedSure's total liability for any claim arising from use of the Service shall not exceed the amount paid by the user for the specific report giving rise to the claim. DeedSure shall not be liable for indirect, consequential, incidental, or punitive damages, including loss arising from property transactions made in reliance on reports.

8. Data Processing

Your use of the Service is also governed by our Privacy Policy. By using DeedSure, you consent to the processing of uploaded documents through AI services (Anthropic, Google) as described in the Privacy Policy.

9. Governing Law and Jurisdiction

These Terms are governed by the laws of India. Any disputes arising from the use of DeedSure shall be subject to the exclusive jurisdiction of the courts in Bengaluru, Karnataka.
