How DeedSure Works
From document upload to risk-scored report — here's exactly what happens at each step
1. Upload Property Documents
Upload sale deeds, encumbrance certificates, RTCs, khata certificates, mutation registers, conversion orders, court orders, and more.
- Supports PDF, JPG, PNG, TIFF — up to 50MB per file
- Drag-and-drop or click to browse
- Up to 20 documents per verification request
- Documents from Kaveri, Bhoomi, BBMP, or manual scans
2. AI Classification & Extraction
Each document is classified by type and quality tier, then routed to the optimal AI model for extraction.
- Claude Haiku classifies document type + quality tier in ~2 seconds
- Tier 1 (clean digital): Claude Sonnet extracts directly
- Tier 2 (typed/scanned): Claude Opus for complex layouts
- Tier 3/4 (handwritten/photo): Sharp enhancement → Gemini OCR → Opus extraction
- 30+ fields extracted from sale deeds with per-field confidence scores
- Dual-model consensus verification on critical fields (survey number, parties, consideration)
3. Chain of Title Reconstruction
The ownership history is reconstructed as an interactive graph by linking transactions chronologically.
- Transactions sorted by execution_date (not registration_date — per Registration Act Section 47)
- Party Identity Resolution: 7-step fuzzy matching algorithm handles name variations across documents
- Prior document references link backward through the chain
- Handles partitions, successions, joint ownership, and complex transfer patterns
- EC entries cross-referenced against chain transactions
4. Anomaly Detection (20 Rules)
Every Karnataka-specific legal risk is checked against the chain and extracted data.
- CR-001: Chain gaps between ownership periods
- CR-006: Phantom EC entries with no matching transaction
- CR-008: Deceased person appearing as transferor
- CR-010: GPA sales after Suraj Lamp judgment (11 October 2011)
- CR-014: Active litigation from eCourts
- CR-015: Stamp duty deficit below guidance value
- ...and 14 more rules covering FEMA, RERA, succession, conversion, and more
5. Risk Scoring
A 5-dimension weighted score produces an overall Title Risk Score from 0-100.
- Chain Integrity (30%): Gaps, unregistered transfers, party mismatches
- Encumbrance Risk (25%): Unreleased mortgages, liens
- Litigation Risk (25%): Pending cases, court level, relevance
- Compliance Risk (10%): Conversion, RERA, FEMA, stamp duty
- Documentation Risk (10%): Missing docs, OCR quality, coverage
- Ratings: GREEN (0-15) → YELLOW_GREEN → YELLOW → ORANGE → RED (76-100)
